Case Study: Safe & Successful Industrial Cleaning for CDM Projects

Construction Design Management projects are a common yet vital part of construction, renovation, demolition and more within industry. Projects like these often require some sort of industrial cleaning, whether it be rubble clearance, infrastructure cleaning, etc. Read on to learn how we approach industrial cleaning for CDM projects and why finding the right company to do the job is so important.

With construction projects, industrial cleaning or specialised cleaning isn’t perhaps the first priority that comes to mind. However, when industrial cleaning is required within or is associated with a CDM project, these cleaning works are as responsible for complying with the rules as construction stakeholders, other contractors, Project Managers, etc.

Of course, industrial cleaning in its own right is not governed by CDM regulations and therefore does not need to be compliant with them specifically (although overall Health & Safety is of course an essential factor – check out our blog on that here).

Keep reading to learn what these requirements are and how the Kingfisher team prioritise Health & Safety in every aspect of our projects in order to ensure safety and efficiency for our clients.

Construction Design Management projects refer to a specific approach to managing health, safety and welfare for personnel within construction projects in the UK.

CDM regulations aim to ensure that diligent Health & Safety considerations are integrated into the planning and execution of construction projects from start to finish. They were first introduced in 1994, with major revisions in 2007 and 2015 to improve safety standards and demand accountability from different stakeholders in a construction project. CDM could apply to building a facility from scratch, demolishing areas, refurbing major infrastructure, and many more scenarios in industry.

Industrial cleaning works often involve many potential risks that need to be approached effectively; working at height, powerful cleaning equipment, hazardous working areas are just a few examples.

When industrial cleaning is required on a CDM site, a number of potential new risks get brought into the mix. These may be of a Risk Management nature, for example different contractors working at the same time, the fluid nature of the site in terms of removing debris, obstructions, etc. Or, the risks could be of a logistical or budgetary nature, for instance different contractors needing to keep to strict deadlines in order to keep the project moving along as scheduled.

Our team takes Health & Safety within CDM projects extremely seriously. We are diligent with wearing proper PPE, logistically organising our work area for minimal disruption, and mitigating as many risks as is reasonably possible.

We have worked on several CDM projects where we have needed to call out on other contractors who have neglected Health & Safety measures, to the point where they have been working dangerously with high risk to personnel and potentially our employees. It is imperative when working on CDM projects that all stakeholders take Health & Safety seriously and remain accountable to each other.

In January 2024, we completed a high level deep clean of one of our client’s empty warehouses, where the walls, roofing panels, infrastructure and floor had become coated in dust and compacted dirt.

The team used MEWPs and an efficient cleaning method to blast through a large amount of work to a specific deadline, as other contractors were scheduled to begin work once we had completed our project.

From start to completion Kingfisher gave me full confidence in being able to carry out the not so easy task in front of them, given the open conditions and rural location. All Kingfisher staff came to site on time and began inductions, they listened, reacted, and worked very efficiently and professionally, not at any time did anyone complain or slack off. Kingfisher came prepared with their own equipment (very impressive) and remained self-sufficient for the entirety. Safety, speed, and quality of works were paramount and Iโ€™m very pleased to say all three were delivered!
